Decembers Real Estate Market: Stay Informed!

December’s real estate market, Stay Informed!

Whether you’re buying or selling a home, staying informed is key. Selling or buying is an emotional journey with many steps. A solid understanding of the economy and local markets can significantly influence the success of your real estate goals.  Updates include both Fairfield and New Haven Counties.

Our Economy

  • Minutes from the last Fed meeting showed members favored slowing rate cuts to balance inflation risks with those of economic overheating.
  • The December jobs report revealed a modest drop in the unemployment rate to 4.1% from 4.2%.
  • December jobs report supports the claim that the U.S. labor market is relatively solid, other recent data also reinforced this. Initial jobless claims are also very low. Continuing claims are around 1.1% of the labor force.
  • Strong December job reports may kill the chance of a rate cut in January.
  • Analysts expect the 30-year fixed rate to stay in the mid-6% range throughout 2025 and 2026, although the forecasting is far from guaranteed and very difficult.
  • Next Fed meeting is January 28-29.

Inventory

  • The supply in Fairfield County was down 11% and New Haven County was up 6% for both Single Family Homes and Condo’s compared to this time last year.
  • If you’re considering selling, now would be the ideal time.
  • If you are waiting for the rates to change, you may be waiting a long time.

Buyers’ Demand

  • Buyer demand slightly declined again in both Fairfield and New Haven Counties. Both Counties combined reflected a .3% decline in closed over asking price.
  • My projection is that the buyers demand will start to soften as the Fed’s hold back on rate cuts.

Average Sales Price

  • Average sales price rose to 8% in Fairfield County for Single Family Homes, almost 15% for Condo’ compared to this time last year.
  • You may want to consider moving to New Haven County if you’re looking for more bang for your buck.
  • New Haven County has shown considerable increases in the Average sales price this past year with Single Family Homes up over 7% and Condo’s up over 8%.

  • Overall, Decembers Real Estate Market market conditions are holding steady, very similar to 2023.

Winter Gardening: Start Indoor Plants Now

Winter gardening, start indoor plants now. Winter is a cozy time to experience warmth and a great time for nurturing your green thumb with indoor gardening and planning your spring garden. Gardening is one of my favorite hobbies, so I embrace winter as a dual-purpose season with indoor planting enjoyment and planning for your spring garden outdoors. Planting greenery, and herbs like rosemary, thyme, or mint, which share a soothing aroma.

Prepare Now for Spring

Starting seeds indoors and timing them for outside transplant. Make any soil corrections and compost preparation during winter. Building or repairing garden beds and trellises indoors during downtime. Explore the value of companion planting and crop rotation. Include pollinator-friendly and edible plants.

Start Your Vegetables & Herb’s Indoors

Leafy greens are incredibly low in calories, beneficial for your health, offering a range of nutrients. I like to start with these few greens indoors.

Lettuce: Quick to grow and thrives in shallow containers. Spinach: Prefers cooler temperatures and partial light. Kale: Hardy and perfect for picking young leaves as needed.

Herbs added when cooking not only boosts flavor but also contribute to an aromatic dining experience.

Basil: Great for cooking and grows quickly with proper sunlight. Oregano: Use a pot at least 6 inches in diameter with good drainage. Parsley: Slow to germinate but easy to maintain once it starts. Chives: Prefers small pots and adds a mild onion flavor. Rosemary: Doesn’t like soggy, add sand or perlite to your potting mix. Thyme: Likes dryer conditions, use well-draining soil consider adding sand to the soil. Mint: Grows vigorously, so give it space with rich potting soil and good drainage.

Root vegetables are nutrient-dense plants that grow underground, offering a variety of delicious flavors and textures.

Radishes: Super fast-growing and bloom in small spaces. Carrots: Choose smaller varieties like “Parisian” or “Thumbelina” for pots. Green Onions: Easily regrow easily from scraps or seeds. Potato’s: Potatoes thrive in loose, drainable soil and need plenty of sunlight.

Microgreens are a powerhouse addition to any diet, offering a mix of health benefits, vibrant flavors, and visual appeal.

Mustard Greens, Arugula, or Broccoli Sprouts: These grow quickly in trays and are packed with nutrients.

Peppers are a flavorful ingredient, offering a range of varieties and culinary uses.

They come in many types, including sweet bell peppers, spicy chili peppers, jalapeños, and habaneros, each with unique flavors and heat levels. Mini bell peppers or chili peppers can start indoors and later be moved outside.

Light and Care of your indoor garden is important.

Choose the right light: south-facing windows and/or using grow lights. Be careful not to over water, you do not want root rot. Maybe consider using vertical gardening with wall-mounted planters. Try creating a greenhouse terrarium, it will add a decorative and functional indoor plant space.

Reflect on past gardens.

What worked well last year and what didn’t. Take time to review your past successes and challenges. It is always a good idea to explore the value of companion planting and crop rotation. This allows you to utilize your soil and garden space to its fullest potential.

Sketching your garden layout.

Take simple steps for creating a garden layout: use graph paper or free online tools. Locate important factors like the direction of the sunlight, soil quality, and water to access. I like to include sections in your layout for pollinator-friendly, edible, flowers, vegetables, and perennials.  You will be surprised to see where the pollinator’s share your seedlings. This gives you the opportunity to see your garden pop up in other areas of your yard.

November’s Real Estate Market

November’s real estate market, Stay Informed! Updates for both Fairfield and New Haven Counties.

Whether you’re navigating the journey of selling or buying a home, staying well-informed is crucial. Having a solid understanding of our economy and local market will make all the difference. It is an emotional life-changing process with many steps along the way. Partner with an experienced and knowledgeable Real Estate Agent like me to ensure a smooth and successful experience.

Our Economy: November’s real estate market included Chair Powell’s Press Conference on November 7th.  The conclusion is the economy is strong overall and has achieved substantial progress toward our goals over the past two years. The labor market, while less overheated, continues to demonstrate stability. Inflation has significantly declined from a peak of 7 percent to 2.1 percent as of September. The Federal Open Market Committee (FOMC) remains dedicated to sustaining the economy’s strength by promoting maximum employment and achieving our target inflation rate of 2 percent and decided to take another step in reducing the degree of policy restraint by lowering our policy interest rate by a quarter point.
The Federal Reserve: The Fed’s meet December 18 and cut rates a quarter point, it’s the third consecutive rate cut. In conjunction with the meeting, meeting participants will indicate their projections of the most likely outcomes for real gross domestic product (GDP) growth, the unemployment rate, and inflation for each year from 2024 to 2027 and over the longer run. Next meeting is January 28-29.
On the Supply Side: Price your home right and SELL now, November’s real estate market remains to have low inventory levels overall compared to this time last year. The supply in Fairfield County was down 11% and New Haven County 8% for both Single Family Homes and Condo’s.
Buyers’ Demand: List your property now and secure a sale while buyers are still showing a demand. Buyer demand is declining and has softened slightly compared to this time last year. Both Fairfield and New Haven Counties had a slight decline again this month ranging between 1.6-1.7% over ask price on closed homes.
Sales Price for the Market in Fairfield County: Fairfield County had a significant increase in the average sales price of over 8% for Single Family Homes over 6% for Condo’ compared to this time last year. Looking for more value for your money? If Fairfield County prices are out of reach, consider moving to New Haven County!
Market Activity in New Haven County: Want more bang for your buck, consider moving to New Haven County. Act fast! Average sales price for Single Family Homes is up over 13% and Condos went up over 9% higher than this time last year. Contemplating relocating? Let’s Talk, Prices are on the rise!
Market Conditions: Overall November’s real estate market conditions remain the same! Interest rates are beginning to decline, and trends in both counties reflect competitive markets with fast sales and limited inventory.

October’s Real Estate Market

October’s real estate market, Stay Informed! Updates for both Fairfield and New Haven Counties.

Whether you are selling or purchasing a home it is always important to stay informed! Knowledge about your market area is crucial. Buying or selling a home is a transformative experience opening doors to exciting new possibilities in your life. Be sure to consult with a Professional Real Estate Agent like me.

The buyer’s demand is showing signs of a mild softening compared to this time last year. Inventory levels remain about the same as they were this time last year while the demand has decreased.  What does all that mean?

When demand shows signs of softening, and the inventory remains similar it may mean prices are stabilizing or even decrease slightly. Sellers may need to be more flexible on price to attract buyers. This may reduce the likelihood of bidding wars and may give buyers more negotiating power.

“The Federal Reserve cut interest rates for the second straight meeting by .25% November 7th, ushering in a new era for monetary policy and the consumers who plan their finances around it after two and a half years of the highest interest rates in decades.” YahooFinance – The next meeting is December 17–18.

On the Supply Side: October’s real estate market remains to have low inventory levels overall. Compared to October 2023 Fairfield County had a slight decrease of 18 units in inventory for Single Family Home and Condo’s an increase of 11.  New listings were up by 39 units in New Haven County for Single Family Homes and Condo’s had increase of 49 in inventory compared to October 2023.

Buyers’ Demand: Want more than your ask price? Price right and SELL now! Buyer’s demand is holding steady, though it has softened slightly compared to this time last year. Both Fairfield and New Haven Counties had a decline in the range of 1.5-1.7% over ask price on closed homes.

Movement for the Market in Fairfield County: Looking for more value for your money? If Fairfield County prices are out of reach, consider moving to New Haven County! Fairfield County showed a decline in their average sale price of 4.8% less than last year and condos 11% less. Sellers may need to be more flexible on price to attract buyers.

Market Activity in New Haven County: If Fairfield County home prices are above your budget? Check out New Haven County instead! Move quickly the sales of Single Family Homes and Condos are an average of 8% higher than they were this time last year. Contemplating relocating? Let’s Talk, Prices are on the rise!

Conditions: Overall October’s real estate market conditions remain steady! Real estate trends in both counties show competitive markets with quick sales, and low inventory.

Home Fall Maintenance Tips

As autumn arrives, it is important to implement these home fall maintenance tips. It’s time to prepare for winter’s impact on roofs, siding, and walkways. Here’s a list of essential fall maintenance tips to protect your home and property.

  1. Clean the Roof, Gutters and Trim Overhanging Branches:
    I don’t know about you, but I keep a maintenance check list for my home. Be sure to clear leaves and debris from gutters and roofs to prevent ice dams and leaks. Also prune back any creeping vines to deter pests. If you are not comfortable on a ladder, hire a licensed professional.
  2. Rake Leaves:
    Regularly clear leaves to prevent lawn damage and slipping hazards. It’s good exercise and fresh air always makes for a good night’s rest. Raking leaves is a fall maintenance job every property owner needs to tackle.
  3. Check Weatherstripping and Insulation:
    Replace worn weatherstripping to prevent drafts, help reduce heating costs and increase comfort.  This is important because weatherstripping rots and no one wants to feel a draft when you’re ready to relax.
  4. Replace HVAC Filters:
    Have your heating system serviced to ensure efficient heating. Replace the filter in the HVAC system before heavy winter use.  You will be glad you maintained your HVAC system; the heat always seems to breakdown on the coldest night over the weekend.
  5. Patch Holes:
    Seal small holes to prevent critters from entering. Larger gaps may need wire mesh or sheet metal for full coverage. You may want to consult a pest control company. This is important, once pests get into your home, they multiply and are extremely difficult to get rid of.
  6. Drain Exterior Faucets:
    Turn off water valves and drain hose bibs to prevent pipe bursts. Once the water is off, leave faucets slightly open to allow ice expansion if necessary. No one wants a water valve or hose to burst, makes for a messy spring.
  7. Drain the Sprinkler System:
    Turn off the main supply and open each zone valve to drain remaining water and prevent frozen pipes.  You want to ensure that come springtime, you are ready to water with no extra headaches or maintenance costs.
  8. Clean the Chimney:
    For homes with fireplaces, hire a chimney professional to clean your fireplace and chimney.  A clean chimney will prevent fire hazards from creosote buildup. Also have them check dampers and spark arrestors as well. If you use your fireplace as much as I do, this is a must do task!
  9. Once Over Home Safety Inspection:
    Secure loose gutters, decking and railings, especially on outdoor stairs, to prevent slips. You may want to consider adding non-slip coatings for extra protection on your outdoor stairs. Winter roars in like a lion, it’s not a good idea to not be prepared and use extra preventative measures to assure your safety.
  10. Empty the Septic System: 
    Have your septic system cleaned out on a yearly basis.  It’s always better to have a preventative mentality, this way you can avoid a huge repair cost.

Q3 2024 Compared to Q3 2023: Real Estate Market Trends for both Fairfield and New Haven Counties. Stay informed by knowing the real estate market trends for your neighborhood. If considering selling, NOW is the time to sell-Inventory at an all-time low!
Buyer demand for Q3 2024 Compared to Q3 2023 for both Fairfield and New Haven Counties slightly declined. However, homes listed for sale are still receive multiple offers and selling above the asking price, keeping our real estate market strong. 
The Federal Reserve lowered the target range for the federal funds rate by 1/2 percentage point.  Next Federal Reserve meeting is November 6-7. Stay Informed!
On the Supply Side:  Once our inventory begins to increase the buyer’s demand will begin to decrease. Inventory is still low. Thinking of selling NOW is the time.  Q3 2024 we saw a decrease in the inventory of new homes for sale in both Fairfield and New Haven Counties in September.
Buyers’ Demand: Sell while the buyers’ demand is still strong, sell now!  Want more than your ask price? Sell now! Q3 2024 Fairfield County saw a slight decline of .08% over ask price on closed homes and New Haven County a slight decline of .05% over ask.
Movement for the Market in Fairfield County: Can’t afford Fairfield County prices? Want more bang for your buck? Consider moving to New Haven County. Single family homes in Q3 2024 in Fairfield County are selling for over 2.8% more than Q3 2023 and condos 5.6% more.
Market Activity in New Haven County: Consider buying your next home in New Haven County if the home prices are above your budget in Fairfield County.  Sales for single family homes in New Haven County were 10% more in Q3 2024 and condos were 18% more than Q3 2023.  Thinking of relocating? Conditions: Overall conditions remain the unchanged! Real estate trends for both counties saw competitive real estate markets characterized by rising prices, fast sales, and low inventory, reflecting strong buyer demand and a limited housing supply.

Market Activity in New Haven County: Are the home prices above your budget in Fairfield County?  Consider New Haven County! Sales for single family homes in New Haven County were 8.7% more than last year and condos skyrocketed to over 28% more.  Thinking of relocating? Let’s Talk!

A Simple Guide to Composting

Check out this simple guide to composting. Imagine being able to recycle your kitchen and yard waste? Creating compost soil for your garden is a fantastic way to turn your kitchen scraps and yard waste into nutrient-rich soil that will help your vegetable and fruit gardens thrive.

What is Compost?

Compost is decomposed organic matter that enriches soil, improves its structure, and provides essential nutrients to plants. It is often referred to as “black gold” by gardeners due to its many benefits. It’s fascinating how the land nourishes us in return through the process of composting. Just follow this simple guide to composting.

What Can Be Composted?
A variety of organic materials can be composted, including:

  • Vegetable and fruit scraps: Peels, cores, and other leftovers.
  • Coffee grounds and filters: These add nitrogen to your compost.
  • Eggshells: Crushed eggshells provide calcium.
  • Tea bags: Make sure they are compostable.
  • Green vegetable clippings: These add nitrogen.
  • Leaves: Shredded leaves are a great source of carbon.
  • Shredded newspaper and cardboard: Non-glossy paper materials add carbon.
  • Wood chips, shavings and sawdust: These are good sources of carbon.
  • Bedding: Bedding from chicken coops or small mammal pets (guinea pigs, rabbits, hamsters, etc.)
  • Water: The pile should be kept consistently moist, which is especially important if you add lots of dry leaves or hay. Usually, rainfall is enough to keep it damp, but in a dry summer, you might have to spray it with water.
  • Air: Oxygen is necessary for aerobic microorganisms to survive. They are the ones doing all the work of turning your garden waste into black gold.

I never use weeds they may seed weed seeds into my compost and gardens.

Adding Manure
If you live on a farm or have access to manure that is jackpot!

  • Adding Manure: Chicken, goat, or alpaca manure to your compost can significantly enhance its nutrient content.
  • Rich in Nutrients: Manure is rich in nutrients and nitrogen which help accelerate the composting process and enrich the final product. Also essential for plants growth.
  • Mushy or Smells: If your compost pile appears mushy or smells due to the dung’s moisture and nitrogen don’t fret. Just add more of a carbon source, such as wood shavings.
  • Avoid any Potential Pathogens: Make sure to compost manure properly to avoid any potential pathogens. If unsure visit this link for the USDA.

Building Your Compost Pile

  • Choose a Location: Select a spot in your yard that’s convenient but not too close to your house. A shaded area is ideal to prevent the compost from drying out.
  • Create a Bin: You can buy a compost bin or build one yourself using wood pallets or wire mesh. The bin should be about 3 feet wide, 3 feet deep, and 3 feet high.
  • Layering: Start with a layer of coarse materials like twigs or straw to help with aeration. Then, alternate layers of green materials (nitrogen-rich) and brown materials (carbon-rich). Aim for a ratio of about 3 parts brown to 1 part green.
  • Moisture: Soak the pile at its start and then water periodically. Stay consistent, keep the compost pile moist like a wrung-out sponge. Water it occasionally if it gets too dry.
  • Aeration: Turn the compost pile every few weeks to add oxygen, which helps speed up the decomposition process.
  • Air: Punch holes in the sides of the pile or push 1’ to 2’ lengths of hollow pipe into the compost to add air to the inside.

Maintaining Your Compost

  • Temperature: The best temperature range is between 90°F and 140°F.  A well-maintained compost pile will heat up as the materials break down.
  • Turning: Regularly turning the pile helps to aerate it and speed up decomposition.
  • Cooking: Your compost pile should start cooking within a week or so.  Overall composting can take anywhere from a few months to a year, depending on the materials and conditions to complete.

Using Your Compost

You are ready to use your compost when it has turned into a dark, crumbly, soil-like substance. Here are some of my favorite uses:

  • Mix Compost: Mix compost into your garden soil and improve its texture and nutrient content and create a nutrient-rich potting mix for container plants too.
  • Mulch: Use some as mulch. Spread it around plants to help retain moisture and suppress weeds.

Benefits of Composting

  • Reduces Waste: Composting reduces waste the amount of kitchen and yard waste that would otherwise end up in landfills.
  • Improves Soil Health: Compost adds essential nutrients and improves soil health, making it easier for plant roots to grow.
  • Helps Plants Grow: The nutrients in compost will help plants grow stronger and produce more fruits and vegetables.

Buyers’ Demand: Want more than your ask price?  SELL now! Buyer’s demand is high. Fairfield County saw a 3.26% over ask price on closed homes and New Haven Counties 2.47% over ask.
Movement for the Market in Fairfield County: Want more bang for your buck? Consider moving to New Haven County! Single family homes in Fairfield County are selling for just over 1.5% more than last year and condos just over 4% more.
Market Activity in New Haven County: Are the home prices above your budget in Fairfield County?  Consider New Haven County! Sales for single family homes in New Haven County were 8% more than last year and condos 17% more.  Thinking of selling or buying? Lets Talk!
Conditions: Overall conditions remain the same! Real estate trends for both counties saw competitive real estate markets characterized by rising prices, fast sales, and low inventory, reflecting strong buyer demand and a limited housing supply.
