Fire Safety Is Essential

Fire safety is essential for protecting your home and loved ones from potential disasters. A fire can spread rapidly, leaving little time to react, which is why preparation and prevention are key. From installing and maintaining smoke alarms to creating an escape plan, taking proactive steps can make all the difference in an emergency. Simple habits, like cooking safely, using electrical devices properly, and keeping flammable items away from heat sources, can significantly reduce fire risks. In this blog, we’ll explore practical fire safety tips that can help you stay prepared and minimize the dangers of a fire in your home.

Install Smoke Alarms
Install smoke alarms on every level of your home.
Include inside each sleeping area.
Test smoke alarms monthly and replace batteries at least twice a year.
Vacuum and dust smoke alarms weekly.
Replace smoke alarms every 10 years.

Fire Extinguishers
Fire extinguishers help control small fires by cutting off oxygen, cooling flames, or stopping chemical reactions. They come in different types, many home extinguishers are ABC-rated for multiple fire types. Keep extinguishers accessible, check them regularly, and only use them if the fire is small and you have a clear exit. If in doubt, evacuate and call 911.

Create An Escape Plan
Have at least two ways out of each room.
Make sure doors and windows open easily.
Identify secondary routes outside, like ladders or windows that lead to adjacent rooftops.
If you’re in a multistory building, use the stairs or fire escape, not the elevator.
Designate a safe meeting place outside.

Cook Safely
Always stay in the kitchen while cooking.
Keep flammable items like towels and paper towels away from heat sources.
Use caution when cooking.
Turn pot handles inward to prevent spills and never leave a hot stove unattended.

Keep Matches and Lighters Away From Children
Store them in a locked cabinet or out of reach to prevent accidental fires.

Space Heaters
Give space heaters space and plug directly into an outlet.
Keep at least three feet of space around heaters.
Never use extension cords or power strips.

Use Electricity Safely
Avoid overloading outlets, replace damaged cords, and unplug appliances when not in use.

Smokers
Keep an eye on smokers.
Ensure cigarettes are fully extinguished, use deep ashtrays.
Never smoke in bed.

Sleep With Doors Closed
A closed door can slow the spread of fire and smoke, giving you more time to escape.

Crawl Under Smoke
Smoke rises, so stay low to the ground and crawl to an exit to avoid breathing in toxic fumes.

Stop, Drop and Roll
If your clothes catch fire, remember-Stop, Drop, and Roll!
Stop moving immediately, drop to the ground, cover your face with your hands, and roll back and forth until the flames are out.

Golden Rule
Fire safety is essential-always Follow the Golden rule of fire safety.
“Get out, stay out, and call for help”

February’s Real Estate Market Update: Fairfield and New Haven Counties

February’s real estate market update for Fairfield and New Haven Counties. Stay informed! Whether you’re buying or selling a home, being well-informed is key. Our Economy

  • The Fed’s Beige Book reported overall economic activity rose slightly since mid-January.
  • Residential real estate markets were mixed, and reports pointed to ongoing inventory constraints.
  • Unemployment applications fell more than expected last week, indicating the labor market remained stable in February.
  • Employment grew slightly and wage growth was moderate, with labor supply and labor demand coming back into balance.
  • Fed’s next meeting is March 18-19, and it is associated with Summary of Economic Projections.

Inventory

  • Both Fairfield and New Haven Counties February’s market had a decline in inventory for single family homes. However, the condo market in both Counties show a significant jump in inventory.
  • With the shortage of inventory still very low, now would be the time to sell your home if you are considering a move.
  • Inventory levels are low, and many homeowners were reluctant to sell due to low mortgage rates from before the pandemic.

 Buyers’ Demand

  • A sharp drop in mortgage rates sparked a surge in loan demand, drawing both homeowners and buyers back into the market after a slow start to the year according to CNBC.
  • Total mortgage application volume jumped 20.4% last week compared with the previous week, according to the Mortgage Bankers Association’s seasonally adjusted index.
  • Buyer’s demand shows minimal change compared to the previous year.

Average Sales Price

  • Average sales prices in Fairfield County for single family homes rose significantly to 31.4% and condo’s average sale prices were up over 12% compared to this time last year.
  • New Haven County average sale price for single family home prices increased over 10% and condo’s over 23% compared to this time last year.
  • Fairfield County combines vibrant city life, coastal charm, and easy access to NYC. All this convenience and lifestyle often come with a starting price tag around $650,000 and trending well over a million dollars.
  • New Haven County offers more bangs for your buck while keeping you connected to I-95, railways, city life, and that irresistible coastal charm.
  • If Fairfield County is out of your home purchasing budget, you may want to consider home shopping in New Haven County.
  • Fairfield and New Haven Counties are about 30 miles apart, a short distance on I-95 and a quick commute to New York and Hartford.

Companion Planting: Naturally Pairings Plants for a Thriving Garden

Companion planting is naturally pairing plants for a thriving garden. A well-planned garden is more than just a collection of plants, it’s a balanced ecosystem where each plant can support and benefit from its neighbors. Companion planting is a time-tested method that improves plant health, boosts yields, and naturally keeps pests at bay. By choosing the right combinations, you can create a thriving, resilient garden that requires less maintenance and produces better results.

Best Companion Planting Combinations
By implementing strategic plant combinations, you can enrich different forms of life, control pests naturally, improve soil fertility, and maximize the productivity of your garden. Here are some of my favorite combinations:

Tomatoes & Basil – Basil improves the flavor of tomatoes and repels pests like aphids and hornworms.

Carrots & Onions – Onions deter carrot flies, while carrots help aerate the soil.

Corn, Beans & Squash – Corn provides support for beans, beans fix nitrogen in the soil, and squash acts as a living mulch to suppress weeds.

Lettuce & Radishes – Radishes help loosen the soil for lettuce roots, and lettuce shades the radishes to keep them tender.

Cabbage & Dill – Dill attracts beneficial insects and repels cabbage worms.

Marigolds & Almost Anything – Marigolds deter nematodes, aphids, and other pests while adding beauty to the garden. I plant marigolds in all my gardens throughout my yard.

Additional Tips
I plant herbs, tall and flowering plants in all my gardens as well around my yard.  Herbs boost natural fragrances, and flowering plants add beautiful colors. When you plant natural pollinator plants you create a thriving ecosystem that benefits both your garden and the environment.

Herbs like rosemary, thyme, and mint help repel pests and improve the health of many vegetables.

Tall plants like sunflowers or corn can provide natural shade and windbreaks for more delicate crops.

Flowering plants such as nasturtiums and calendula attract pollinators and beneficial insects.

Plants That Shouldn’t Be Planted Together
In Gardens, just as in life, some companions simply don’t work out. There are some plant combinations to avoid because they can be detrimental to the growth of one or each other. Take into consideration a plant’s growth habit, for example overbearing kale plant will heavily compete with humble lettuce when planted too close together.  Here are some plants that should not be planted together.

Tomatoes & Potatoes – They are both prone to blight and can spread diseases to each other.

Beans & Onions – Onions can inhibit the growth of beans.

Carrots & Dill – Dill can stunt carrot growth if planted too close.

Cabbage & Strawberries – They compete for nutrients and attract similar pests.

Companion planting is a simple yet effective way to create a healthier, more productive garden. By pairing plants that support each other, you can naturally deter pests, improve soil health, and maximize your harvest. January’s real estate market update, Stay Informed! Updates for both Fairfield and New Haven Counties.

Our Economy

  • The Fed’s left its policy rate unchanged in January and sent a clear signal that it will keep rates unchanged until data dictates otherwise.
  • The Committee seeks to achieve maximum employment and inflation at the rate of 2 percent over the long run.
  • The next Fed meeting is March 18-19, and it is associated with Summary of Economic Projections.
  • Consumer confidence unexpectedly dipped to a 4-month low in January. Optimism fell due to the future labor market and economic outlook.
  • Treasury Secretary Bessent said the Trump administration will focus on driving the 10-year Treasury yield lower, which may help mortgage rates.

Inventory

  • Fairfield and New Haven Counties showed very little increase in inventory in January for Single Family homes.
  • With the shortage of inventory still very low, now would be the time to sell your home if you are considering a move.
  • Inventory levels are low, and many homeowners were reluctant to sell due to low mortgage rates from before the pandemic.

Buyers’ Demand

  • The demand showed a minimal increase from this time last year.
  • Home prices are still rising minimally.
  • Some buyers will face challenges with affordability.

Average Sales Price

  • Average sales prices in Fairfield County. Single Family homes rose a modest 2.4% whereas condo’s average sale prices were up over 24% compared to this time last year.
  • Fairfield County offers the best city living, coastal charm, and easy access to NYC—but that convenience and lifestyle will come with a price tag nearing $650,000’s or exceeding a million dollars.
  • Depending on your purchase budget, taking into consideration the rates may remain the same for a while you may want to consider home shopping in New Haven County.
  • Condo’s and Single-Family homes in New Haven County had a combined increase of the average sale price of over 6.5%.
  • New Haven County gives you more value for your money. Still giving you access to I-95, railways, city life and the costal charm.

Market Conditions

  • Housing market is characterized by high demand and low inventory.
  • Home prices were rising, but sales were slightly lower than in the previous year.
  • Sales transactions were above final asking prices.
  • Rising interest rates will make it more difficult for buyers to afford homes.

February: The Ultimate Purge Month

February Is The Ultimate Purge Month
February offers a fresh start making it the perfect time to purge excess clutter from your life and get ready for spring. It’s not just about tidying up; it’s about freeing yourself from the mess that weighs you down and opening space for the new. This blog will help you explore some different options you can tackle this month, turning your mind and space into a sanctuary of simplicity and clarity.
The Purge Process
Start with one cabinet, closet, or room at a time. Make piles, you may want to consider donating some items, recycle others and then there’s the pile you just need to throw out.
Piles to Freedom
Donate: Items in good condition that others can use.
Recycle: Items that can be repurposed or recycled.
Throw Out: Items that are beyond use and can’t be recycled.

Clothing You Haven’t Worn in a Year
Start with your wardrobe. If you haven’t worn an item in the past year, chances are you won’t wear it again. Don’t keep clothing that does not fit.  If you have lost or gained weight – buy new clothes.  Inspire yourself to fully accept and appreciate who you are. This conveys a sense of self-encouragement and self-acceptance.

Expired Makeup and Skincare Products
Check the expiration dates on your beauty products. Using expired makeup and skincare could harm your skin. Discard anything past its prime and make room for fresh, effective products. Spring is just around the corner and it’s your time to shine.
Broken/Unused Gadgets and Electronics
Old gadgets and electronics often linger in drawers. If they’re broken or obsolete, it’s time to recycle or dispose of them responsibly. Many electronics stores offer recycling programs. Gadgets and electronics are improved in buzz light speed by manufacturers. Check out the gadgets you own that are working. If you haven’t used them in months, they’re likely just taking up space. Sell, donate, or recycle them.
Books You’ll Never Read
Books can be hard to part with, but if you have volumes collecting dust that you’ll never read, consider donating them to libraries or shelters. Someone else might find joy in the stories you’re ready to let go. Consider creating a book box outdoors where you can put the books for others to enjoy and share as well.
Unnecessary Paperwork and Receipts
Sort through that mountain of receipts. Keep only what’s necessary for taxes or returns and shred the rest. A clean, organized space is just a few shredded receipts away. If you have a scanner, you can scan the necessary paperwork and receipts into a folder and store them on a drive.
Shoes That Don’t Fit or Are Just Old
If your shoes are uncomfortable or don’t fit, it’s time to let them go. You can donate pairs in good condition and trash the rest. If you have a pile of shoes sitting by your back door, go through the box – I am sure there are shoes in that box that are ready for the trash.
Old Linens
Old, worn-out linens can be donated to animal shelters or used as cleaning rags. Keep only what you use regularly.
Outdated Magazines and Newspapers
Recycle old magazines and newspapers that you’ve been holding onto. Clear out the old to make way for new inspiration.
Toys Your Kids Have Outgrown
Children grow quickly, and so do their interests. Gently used toys donate to charities, giving them a second life with another family.
Spam and Junk Emails
Declutter your digital space by unsubscribing from unnecessary emails and deleting spam. A clean inbox is a stress-free inbox.

Unused Apps on Your TV and Phone
Take a moment to delete apps you no longer use. Freeing up digital space can improve performance and reduce distraction.

Unnecessary Subscriptions
Review your subscriptions. Cancel anything you don’t use or need, saving money and reducing the clutter in your life.

Negativity
Lastly, an emotional purge.  This will be the most liberating purge of all. Review your spere of influence and the relationships in your life. Get rid of relationships that bring negativity and surround yourself with positive influences.

A Glance of the 2024 Real Estate Market

A glance of the 2024 Real Estate Market. Updates for both Fairfield and New Haven Counties.

Whether you’re buying or selling a home, staying informed is essential. Working with an experienced and knowledgeable REALTOR® like me—who brings expertise as a homeowner, investor, landlord, builder, and previously a mortgage loan officer—can make the process seamless and successful. Buying or selling a home is a multi-step journey that is full of financial and emotional decisions. A strong grasp of the economy and local market trends will greatly impact the achievement of your real estate goals.

Our Economy

In 2024, the economy found a balance between growth, stability, and opportunity. Inflation moderated, interest rates fell, and the labor market stayed resilient, allowing markets to flourish and consumers to thrive.

  • The annual inflation rate was 2.9% over the last 12 months. In 2023 it was 3.4%.
  • Feds made their first rate cut in nearly 4 years in 2024.
  • According to the Bureau of Labor the unemployment rate dipped to 4.1% from 4.2%.
  • The US economy closed out 2024 with another month of massive job growth, adding 256,000 positions in December.

Inventory

  • There was little to no change in inventory annually for both Fairfield and New Haven Counties for 2024.
  • People are still out house hunting in the winter months, looking for their dream home for spring. If you are considering selling, let’s talk about the process together.

Buyers’ Demand

  • Buyer’s demand annually for 2024 for Single Family Homes in Fairfield County was down 6%. However, the Condos were in strong demand with an increase of 18% compared to 2023.
  • New Haven County overall in 2024 was up 9.52% for Single Family Homes and Condos were significantly down 23% compared to 2023.
  • When we see dipping and increasing in the buyers demand it typically reflects shifting preferences or external factors. For example: where people want to live, job market, housing inventory, affordability, lifestyle preferences, commutability or economic conditions.

Average Sales Price

  • The annual average sales price increased 4.75% in Fairfield County for Single Family Homes, just about 7% for Condo’s.
  • New Haven Counties annual average sales price was up a whopping 10.55% for Single Family Homes up and Condo’s up 15.17%.

Decembers Real Estate Market: Stay Informed!

December’s real estate market, Stay Informed!

Whether you’re buying or selling a home, staying informed is key. Partnering with an experienced and knowledgeable REALTOR® like myself whose background includes homeownership, investing, being a landlord, builder and mortgage loan officer will make the process smooth and successful. Selling or buying is an emotional journey with many steps. A solid understanding of the economy and local markets can significantly influence the success of your real estate goals.  Updates include both Fairfield and New Haven Counties.

Our Economy

  • Minutes from the last Fed meeting showed members favored slowing rate cuts to balance inflation risks with those of economic overheating.
  • The December jobs report revealed a modest drop in the unemployment rate to 4.1% from 4.2%.
  • December jobs report supports the claim that the U.S. labor market is relatively solid, other recent data also reinforced this. Initial jobless claims are also very low. Continuing claims are around 1.1% of the labor force.
  • Strong December job reports may kill the chance of a rate cut in January.
  • Analysts expect the 30-year fixed rate to stay in the mid-6% range throughout 2025 and 2026, although the forecasting is far from guaranteed and very difficult.
  • Next Fed meeting is January 28-29.

Inventory

  • The supply in Fairfield County was down 11% and New Haven County was up 6% for both Single Family Homes and Condo’s compared to this time last year.
  • If you’re considering selling, now would be the ideal time.
  • If you are waiting for the rates to change, you may be waiting a long time.

Buyers’ Demand

  • Buyer demand slightly declined again in both Fairfield and New Haven Counties. Both Counties combined reflected a .3% decline in closed over asking price.
  • My projection is that the buyers demand will start to soften as the Fed’s hold back on rate cuts.

Average Sales Price

  • Average sales price rose to 8% in Fairfield County for Single Family Homes, almost 15% for Condo’ compared to this time last year.
  • You may want to consider moving to New Haven County if you’re looking for more bang for your buck.
  • New Haven County has shown considerable increases in the Average sales price this past year with Single Family Homes up over 7% and Condo’s up over 8%.

  • Overall, Decembers Real Estate Market market conditions are holding steady, very similar to 2023.
  • Interest rates are barely declining.

Winter Gardening: Start Indoor Plants Now

Winter gardening, start indoor plants now. Winter is a cozy time to experience warmth and a great time for nurturing your green thumb with indoor gardening and planning your spring garden. Gardening is one of my favorite hobbies, so I embrace winter as a dual-purpose season with indoor planting enjoyment and planning for your spring garden outdoors. Planting greenery, and herbs like rosemary, thyme, or mint, which share a soothing aroma.

Prepare Now for Spring

Starting seeds indoors and timing them for outside transplant. Make any soil corrections and compost preparation during winter. Building or repairing garden beds and trellises indoors during downtime. Explore the value of companion planting and crop rotation. Include pollinator-friendly and edible plants.

Start Your Vegetables & Herb’s Indoors

Leafy greens are incredibly low in calories, beneficial for your health, offering a range of nutrients. I like to start with these few greens indoors.

Lettuce: Quick to grow and thrives in shallow containers. Spinach: Prefers cooler temperatures and partial light. Kale: Hardy and perfect for picking young leaves as needed.

Herbs added when cooking not only boosts flavor but also contribute to an aromatic dining experience.

Basil: Great for cooking and grows quickly with proper sunlight. Oregano: Use a pot at least 6 inches in diameter with good drainage. Parsley: Slow to germinate but easy to maintain once it starts. Chives: Prefers small pots and adds a mild onion flavor. Rosemary: Doesn’t like soggy, add sand or perlite to your potting mix. Thyme: Likes dryer conditions, use well-draining soil consider adding sand to the soil. Mint: Grows vigorously, so give it space with rich potting soil and good drainage.

Root vegetables are nutrient-dense plants that grow underground, offering a variety of delicious flavors and textures.

Radishes: Super fast-growing and bloom in small spaces. Carrots: Choose smaller varieties like “Parisian” or “Thumbelina” for pots. Green Onions: Easily regrow easily from scraps or seeds. Potato’s: Potatoes thrive in loose, drainable soil and need plenty of sunlight.

Microgreens are a powerhouse addition to any diet, offering a mix of health benefits, vibrant flavors, and visual appeal.

Mustard Greens, Arugula, or Broccoli Sprouts: These grow quickly in trays and are packed with nutrients.

Peppers are a flavorful ingredient, offering a range of varieties and culinary uses.

They come in many types, including sweet bell peppers, spicy chili peppers, jalapeños, and habaneros, each with unique flavors and heat levels. Mini bell peppers or chili peppers can start indoors and later be moved outside.

Light and Care of your indoor garden is important.

Choose the right light: south-facing windows and/or using grow lights. Be careful not to over water, you do not want root rot. Maybe consider using vertical gardening with wall-mounted planters. Try creating a greenhouse terrarium, it will add a decorative and functional indoor plant space.

Reflect on past gardens.

What worked well last year and what didn’t. Take time to review your past successes and challenges. It is always a good idea to explore the value of companion planting and crop rotation. This allows you to utilize your soil and garden space to its fullest potential.

Sketching your garden layout.

Take simple steps for creating a garden layout: use graph paper or free online tools. Locate important factors like the direction of the sunlight, soil quality, and water to access. I like to include sections in your layout for pollinator-friendly, edible, flowers, vegetables, and perennials.  You will be surprised to see where the pollinator’s share your seedlings. This gives you the opportunity to see your garden pop up in other areas of your yard.

November’s Real Estate Market

November’s real estate market, Stay Informed! Updates for both Fairfield and New Haven Counties.

Whether you’re navigating the journey of selling or buying a home, staying well-informed is crucial. Having a solid understanding of our economy and local market will make all the difference. It is an emotional life-changing process with many steps along the way. Partner with an experienced and knowledgeable Real Estate Agent like me to ensure a smooth and successful experience.

Our Economy: November’s real estate market included Chair Powell’s Press Conference on November 7th.  The conclusion is the economy is strong overall and has achieved substantial progress toward our goals over the past two years. The labor market, while less overheated, continues to demonstrate stability. Inflation has significantly declined from a peak of 7 percent to 2.1 percent as of September. The Federal Open Market Committee (FOMC) remains dedicated to sustaining the economy’s strength by promoting maximum employment and achieving our target inflation rate of 2 percent and decided to take another step in reducing the degree of policy restraint by lowering our policy interest rate by a quarter point.
The Federal Reserve: The Fed’s meet December 18 and cut rates a quarter point, it’s the third consecutive rate cut. In conjunction with the meeting, meeting participants will indicate their projections of the most likely outcomes for real gross domestic product (GDP) growth, the unemployment rate, and inflation for each year from 2024 to 2027 and over the longer run. Next meeting is January 28-29.
On the Supply Side: Price your home right and SELL now, November’s real estate market remains to have low inventory levels overall compared to this time last year. The supply in Fairfield County was down 11% and New Haven County 8% for both Single Family Homes and Condo’s.
Buyers’ Demand: List your property now and secure a sale while buyers are still showing a demand. Buyer demand is declining and has softened slightly compared to this time last year. Both Fairfield and New Haven Counties had a slight decline again this month ranging between 1.6-1.7% over ask price on closed homes.
Sales Price for the Market in Fairfield County: Fairfield County had a significant increase in the average sales price of over 8% for Single Family Homes over 6% for Condo’ compared to this time last year. Looking for more value for your money? If Fairfield County prices are out of reach, consider moving to New Haven County!
Market Activity in New Haven County: Want more bang for your buck, consider moving to New Haven County. Act fast! Average sales price for Single Family Homes is up over 13% and Condos went up over 9% higher than this time last year. Contemplating relocating? Let’s Talk, Prices are on the rise!
Market Conditions: Overall November’s real estate market conditions remain the same! Interest rates are beginning to decline, and trends in both counties reflect competitive markets with fast sales and limited inventory.
