Mid-July Gardening: What to Plant, Replant and Prep for a Fall Harvest. Mid-July feels like the peak of the season. Still, there’s plenty you can plant, replant, prune, and prep for Fall Harvest. Whether you’re just getting started or have space open after harvesting, now’s a great time to dig in. You also want to keep fresh veggies and herbs coming into fall. Limited in space, check out some great container gardening ideas.

What You Can Still Plant in July

Even in the heat of summer, you still have time to plant fast-growing crops. These crops will mature before the first frost. These are perfect for filling in gaps or squeezing in a bonus harvest.

Refresh Your Soil First:

  • Mix in compost or aged manure.
  • Top off with an organic fertilizer if needed.
  • Rake smooth and water deeply before sowing new seeds.

Quick-Growing Vegetables:

  • Bush Beans – Quick to sprout and love the warmth.
  • Beets – Tender and earthy, plus you can eat the greens.
  • Carrots – Choose short-season varieties for a fall harvest.
  • Lettuce – Stick to heat-tolerant types like romaine or butter crunch.
  • Radishes – One of the fastest crops to grow (ready in as little as 25 days).
  • Spinach & Swiss chard – Chard holds up well in the heat; spinach prefers some shade.

Heat-Loving Herbs to Plant Now:

  • Basil – Loves heat and full sun; pinch off flowers to keep it producing.
  • Cilantro – Plant in partial shade to prevent bolting too fast.
  • Dill – Easy to grow, fragrant, and great for summer pickling.

Replanting After Harvest:

If you’ve already harvested crops like garlic, early peas, or lettuce, don’t leave those spaces empty! Replant with these:

  • Beans
  • Beets
  • Carrots
  • Fast greens (arugula, kale, lettuce)
  • Cucumbers (if you’ve got 50–60 warm days left)

Prune & Train:

It’s like giving your plants a little nudge in the right direction. This helps them grow stronger. They become more productive and better shaped.

  • Trim tomato suckers to focus energy on fruit.

Start Thinking About Your Fall Garden:

It is hot now, but it’s time to start thinking about your fall garden! Many cool-weather crops need to be started in mid to late July to be ready in time for harvest.

  • Broccoli & Cauliflower – Start indoors now and transplant in late summer.
  • Cabbage – Choose smaller, faster-growing varieties.
  • Turnips – Great for fall soups or roasted.
  • Collards – Hardy greens that thrive well into fall.

How do you know when to start? Count backward from your first frost date and give crops 60–90 days to mature.

Porch Gardner’s: Container Gardening:

Not a lot of yard space? Container gardening is still going strong!

Great Plants for Containers:

  • Herbs – Basil, thyme, oregano, mint (keep mint in its own pot!)
  • Salad greens – Perfect for shallow pots and partial shade.
  • Dwarf tomatoes or peppers – Look for patio or compact varieties.
  • Pollinator flowers – Zinnias, cosmos, and marigolds are great additions.

Useful Tips:

  • Use high-quality potting soil and make sure containers drain well.
  • Water often and feed regularly.
  • Group containers to create a microclimate.

Some ideas for creating microclimates in your garden:

  • A south-facing brick wall reflects heat and can keep nearby soil warmer—great for heat sun loving plants.
  • Create a shady corner to protect your plants from harsh sun, perfect for lettuce or spinach.
  • If your plants are looking for cooler and more humid than open areas try planting under a tree.
  • Grouping pots close together can trap heat and moisture, creating a warmer and more stable environment for plants.

Here’s a look at what’s happening with the economy and our local housing market. 

Our Economy

Inflation ticked up slightly in June, rising to 1.4% from 1.3% in May, ending a four-month cooling trend. Service-related inflation, especially in recreation and education, is expected to remain stable or higher edge. This may signal that margin pressure on businesses is easing, reducing the need to raise prices.

Federal Reserve Chair Jerome Powell suggested a potential interest rate cut at the upcoming meeting, which would be the first since December 2024. While the Fed remains politically independent, President Trump has publicly pushed for lower rates to inject what he calls “TRILLIONS” into the economy.

The next Federal Reserve meeting is July 29-30.

Labor market strengthened, the unemployment rate fell to 4.1% in June, and more jobs were created than expected. Job openings jumped to their highest level since November, signaling a steady job market despite uncertainty.

Mortgage purchase applications increased by just 0.1% for the last week of June but were 16% higher than the same week one year ago.

One Big Beautiful Bill Act was signed into law on July 4, 2025, what comes next?

Inventory & Demand

New listings rose again on an annual basis, up over 6% in Fairfield County and just under 3% in New Haven County compared to the same time last year.

The list-to-selling price ratio remains strong for Fairfield County with homes closing on an average of 3.5% over ask.

The uptick in new listings for both Fairfield and New Haven Counties is a welcome sign for buyers, who are hopeful of gaining some negotiating power moving into the summer months.

Buyers are out there! Although affordability challenges remain a key constraint, mortgage rates have now eased lower for five straight weeks, dropping to 6.67% as of 7/3, according to Freddie Mac.

Most buyers are motivated by more than just the dream of homeownership—they’re also responding to job changes, life events, and evolving space needs. With interest rates softening and inventory rising, many are seeing this summer as the right time to make a move.

Average Sales Price Still Rising

Thinking of Selling? Home values are still rising, attracting motivated buyers who might find your home perfect. With strong interest in the market, this is an ideal opportunity to sell your home.

Single-family home prices rose 10% in Fairfield County showing strong year-over-year growth. However, the number of homes sold declined again in June, and days on market remained steady at 29 days. Condo and townhouse prices also increased by over 3.5%. Sales volume rose nearly 6%, with the average days on the market unchanged at 29 days.

New Haven County  up nearly 3% for single family homes and closed sales increased by 8%, with days on market unchanged. Condo/townhouse prices rose just under 3%, but closed sales dropped by 8%. The average time to sell increased slightly compared to last year. If you are thinking of selling, now is the perfect time.

Both counties sit just 30 miles apart, connected by I-95 and offering a quick commute to both New York City and Hartford. From the coastal towns to countryside communities, these counties offer a wide range of lifestyles and price points.  Depending on your price point you may want to explore other areas.

Lower Fairfield County is known for its lively urban hubs, coastal charm, and easy NYC access. Homes here typically start around $700,000, with many exceeding over $1 million, reflecting the area’s high demand.

Much of New Haven and Upper Fairfield County offer more affordable options, with entry-level prices starting near $430,000—rising closer to the shore. These areas still provide convenient access to highways, rail, and city amenities.

For a more rural feel, Southwestern New Haven County offers homes around $380,000, ideal for buyers seeking a quieter, small-town lifestyle.

Summer Heat Safety Tips for Pets, Children, Adults and Seniors

Summer heat safety tips for pets, children, adults and seniors. Summer brings sunshine, longer days, and more time outdoors—but it also brings extreme heat that can be dangerous if we’re not prepared. Pets, young children, and elderly individuals are especially vulnerable when temperatures climb. Whether you’re at home, out for a walk, or visiting a local farm or park, here are practical tips to stay safe and cool during the hottest months.

Beware of Hot Surfaces, Pavement, Sand & More

When temperatures soar, the ground and surfaces heat up fast.

Hot surfaces, pavement, asphalt, and sand can cause serious burns to your body, bare feet and pet paws.

Do a quick hand-check by placing your hand on the surface. If it feels too hot or uncomfortable, it’s too hot for bare feet or paws to walk or sit on safely.

Pet Safety in the Heat

NEVER leave pets in the car – Even with windows cracked, temperatures inside a car can rise to deadly levels in minutes.

If you’re an outdoor exerciser go out during cooler hours. Early mornings and evenings are sometimes best.

Hydration is key. Make sure fresh, clean water is always available, especially after when outdoors or during playtime.

Have some shade havens.  I like to call them cooling retreats. If your pets are outdoors, make sure they have access to shaded areas, even add a portable fan and never keep pets on or around surfaces that heat up quickly.

Child Heat Safety Tips

NEVER leave a child unattended in a vehicle.  Not even for a minute, NEVER. A child’s body heats up 3 to 5 times faster than an adult.

Dress your children lightly. Choose light-colored, breathable clothing and wide-brimmed hats.

Keep hydrating often. Offer water regularly even if they say they’re not thirsty and keep lots of popsicles handy.  Popsicles are a great source of hydration along with water when it’s hot.

Use child-safe sunscreen and take breaks from the sun. Limit outdoor play in direct sunlight and take breaks in shade.

Stick to shaded paths, grassy areas, and wear protective footwear like sandals for kids and booties for pets.

Adult and Senior Safety

Stay cool indoors with help from fans, however air conditioning is always best. If your home isn’t air-conditioned, maybe you can visit a library, senior center, or shopping mall during the heat of the day.

Find a shaded spot to enjoy the summer’s fresh air where you are outside. Stay out of direct sunlight for long periods of time.

Hydration is important, be sure to have fresh cool water with you and drink regularly.

You can call your local senior center to see if there is transportation available or cooling options if you need are not sure of your options.

Dress for the weather. It’s always suggested to wear loose-fitting, light clothing and sun hats help prevent overheating.

If you are taking medication read your side effects. Some prescriptions can increase heat sensitivity. If you are unsure, you may check with your doctor or local pharmacist.

The buddy system, check in with each other. Stay in touch with family or friends. If you have an older neighbor, friend or family member living alone, give them a call and visit them. I recommend the buddy system throughout the entire year not just summer.

Bonus Summer Heat Safety Tips for Everyone

Get some battery-operated fans with spray bottles for use outside on those hot days. It’s a fun way to keep cool.

If you want to plan an outdoor activity, check the weather first and be sure to have a shade area and cooling options for guests.

Fill a cooler with ice and water.  Leave some hand towels in there to use as cool compresses. I like to wrap around the back or my neck or place it on my head.  They are also great for cooling pets and children.

Eating lots of hydrating snacks. Here are some of my favorite’s oranges, strawberries, celery, cucumbers and watermelon.

If you can avoid peak heat hours outdoors when surfaces are hottest.

Check the temperature of kiddie and portable pools, sometimes the water becomes hot.  Change them regularly with cool water.  Great way to give pets, little ones and even adults a cooling off.

Hot days are still fun if you practice summer heat safety tips for pets, children, adults and seniors. Keep cool, stay hydrated, protect your body feet and pets, and practice the buddy system, check in on one another. Let’s enjoy everything summer has to offer—safely.

Here’s a look at what’s happening with the economy and our local housing market.

Our Economy

Inflation was cooler than expected in May, and overall CPI (consumer price inflation) rose to 2.4%. Gas prices fell and tariffs had little impact. Prices for new and used cars fell in May, along with prices for airline fares and clothes.  Meanwhile, car repair costs are soaring, indicating a labor shortage and the need to attract more young adults to the trade fields.

Mortgage demand rose to the highest level in over a month. Purchase apps were up 10% for the first week of June and were 20% higher than a year ago.

Analysts say that with the labor market holding, the Fed has some wiggle room to keep rates steady for now. The Fed will remain at pause until inflation is fully contained at or below 2%.  Wall Street bettors are pointing to September as the first of several potential rate cuts.

The next Federal Reserve meeting is June 18-19.

Jobless claims rose slightly higher than forecast for the 2nd week in June, yet recurring applications did not imply any significant increase in job losses. In short, there’s a small rise in new unemployment claims, but it’s not enough to signal a serious downturn in the job market.

Inventory & Demand

There was an increase in inventory in both Fairfield and New Haven Counties for single family homes and condos for sale. However, inventory still cannot keep up with the demand of buyers in both Counties. Considering selling? Homeowners aim to benefit from current home values.

According to data from the NAR, First-time buyers decreased to 24% of the market share (32% last year). This year marks the lowest share since NAR began collecting data in 1981.

The median first-time buyer age increased to 38 years old this year from 35 last year, while the typical repeat buyer age also increased to 61 years from 58 last year.

Buyers are out there! With most home buyers, the purchase of real estate is one of the largest financial transactions they will make. Buyers purchase a home not only for the desire to own a home of their own, but also because of changes in jobs, family situations, and the need for a smaller or larger living area.

The overall state of residential real estate markets is varied, with reports indicating persistent inventory constraints. Property values are rising, attracting motivated buyers who might find your home perfect. With strong interest in the market, this is an ideal opportunity for a successful sale.

Average Sales Price – Fairfield & New Haven Counties

How did May 2025 compare to last year at this time? Single Family home prices in Fairfield County are up 15.5%. The average sales price is $1,262,668. The number of homes sold was down -1.7% and days on the market are 29 days, which is up 3.6%. The Condo/Townhouse average sales price also rose11.8% with an average sale price of $506,230.  Condo sales were up 5.8% and 29 days on the market until closed.

New Haven Counties Single Family home prices were also up 7.7% with an average selling price of $480,241. Closed home sales rose 4.9% and days on the market fell shyly at 23 days, down -4.2% from this time last year. As for the Condo/Townhouse sales, the average sale price is $326,932 which is up 5.5%. Closed sales were down -10.2% and the average days on the market increased by 20% to 30 days to closing.

Fairfield and New Haven Counties are about 30 miles apart, a short distance on I-95 and a quick commute to New York and Hartford.  Explore the diverse regions of lower and upper Fairfield and New Haven Counties. There are a variety of price points available to accommodate any home budget and lifestyle.

Lower Fairfield County offers a unique blend of vibrant urban living, coastal allure, and convenient access to New York City and nearby highways. The advantages of this desirable lifestyle generally start at a base price of approximately $700,000, with many properties often exceeding one million dollars.

New Haven County along with some areas in Upper Fairfield County presents a base price point of approximately $430,000 with increases observed along the shoreline. It also provides convenient access to local highways, railways, urban amenities, and coastal attractions.

Pricing for properties in the Southwestern region of New Haven County are approximately $380,000 offering a more rural atmosphere and suitable options for those who prefer a country town setting.

The New Wealth: Redefining Rich

The new wealth, redefining rich. Most measure wealth with bank accounts, status symbols and square footage. Today, more and more people are realizing a quieter truth. Real wealth doesn’t always come with a price tag. Wealth is not about collecting more things, a fancy car, a big house, or money. It’s about cultivating a life that feels whole. Is new wealth rooted in slow mornings, healthy bodies, happy children, time, loving relationships, and a thriving garden? Let’s take a closer look at what it truly means to be “rich”.

Slow Mornings

In a world that admires hustle, slow mornings sound like an act of quiet rebellion. Or are slow mornings about choosing calm over chaos. Have a cup of tea or pour your first cup of coffee without checking your phone. Breathe before you start your day. Stretch instead of rushing. There is significant power and strength in maintaining a deliberate and unhurried approach. In the quiet hours of a slow morning, you connect with yourself. You set the tone for the day and claim control over your time.

Slow mornings are not laziness, but instead luxury. My peace is more important than my productivity. That’s rich that can’t be bought.

Healthy Bodies

Healthy bodies are not about perfect abs, or juice cleanses, they’re about discipline, strength, balance, and feeling great about you. It’s about choosing a lifestyle and foods that fuel you. It involves rest that restores you. Movement should bring joy instead of punishment.

True wealth lies in waking up with energy, walking without pain, sleeping deeply, and moving freely. Health is often unappreciated and overlooked until it’s gone. A healthy body is the foundation that holds everything else together.

Happy Children

There’s something magical about the laughter of a child. They find joy in mud puddles or cardboard boxes. Even a bedtime story brings them delight. Raising happy children doesn’t mean giving them everything. It means giving them time. It involves giving attention and a safe space to express themselves and grow.

We take time to see our children and listen to their stories. Watch their discoveries, acknowledge them and praise their achievements. Then, we understand that these moments are valuable. True richness resides in the bonds created where love is the core of growth and belonging.

Time

The best gift you can give someone is your time. Time is something money can’t buy. It is the most unrecognized form of wealth. Finding the time to spend with loved ones, to rest, to explore and to just be is priceless.  It serves as a fundamental bond that remains unbreakable.

When we’re capable of saying no to things that drain us, we create space to enjoy life. We spend time with loved ones instead of rushing through life. By doing this, we’re tapping into a freedom that people spend their whole lives chasing. Time is irreplaceable; once it’s spent, it’s gone forever.

Loving Relationships

Maintaining loving relationships in a world replete with distractions and social media presents a considerable challenge. Relationships built on love, trust, and understanding offer emotional safety. This is wealth that makes hard days bearable. It makes good days even brighter. Additionally, it is attributed to a healthy body and lifestyle.

It’s in the long talks, shared meals, inside jokes, everyday moments, forgiveness after mistakes, loving relationships show up. When we feel seen, heard, supported, and deeply connected, we are wealthy beyond measure.

Thriving Gardens

A thriving garden teaches us about life. It’s about nurturing, patience, weathering seasons, hanging in there on rainy days and sitting back and enjoying your harvest.  Watching something grow from seed to bloom is deeply satisfying. You can’t rush it, you must show up, care for it, and trust the process.

Gardens are like our own personal well-being, relationships, and life development, growth requires time and patience. A garden is a beautiful reminder to slow down, be attentive, and believe in the process.

Our Economy
Buyers returned to the spring market despite economic jitters. Purchase mortgage apps rose 11% for the week and 13% from a year ago according to the MBA. First-time homebuyers represented 58% of agency purchase lending in the 1st quarter of 2025. This data comes from the ICE Mortgage Monitor.

The Federal Reserve held interest rates steady at its May meeting. “We don’t have to be in a hurry. The economy is resilient and doing fairly well,” Fed Chair Jerome Powell. The next Federal Reserve meeting is June 17-18 and will include a “Summary of Economic Projections.”

Jobless claim applications fell by 13,000 to 228,000 for the week ending May 13th according to the Labor Department. In short, fewer people filed for unemployment that week. This suggests the job market is getting stronger and more stable.

The CPI (Consumer Price Index) in April rose to 2.3% on an annual basis, indicating an overall easing or slowdown in inflation.  However, housing “shelter” costs continue to rise. Shelter costs increased by 4.0% year-over-year, marking the smallest annual rise since November 2021.

What’s This Mean for You?
Renting, your rent might still rise, but future increases could slow down.
A Homeowner, fixed mortgage rates will stay the same, but costs like insurance and maintenance could still rise.
Simply House hunting, price growth may slow. We are not seeing this in Fairfield & New Haven Counties.

Inventory & Demand
Both Fairfield and New Haven Counties had a significant jump in inventory for both single family homes and condos for sale. The rise in listings indicates that more homeowners are entering the market. They are driven by sustained buyer demand. Homeowners aim to benefit from current home values. However, inventory still cannot keep up with the demand.

According to data from the National Association of Realtors (NAR), first-time buyers now make up just 24% of the market. The median age of first-time buyers rose to 38, while repeat buyers are even older, typically 61 years old, up from 58 the year before. This indicates just how challenging affordability has become, especially for younger buyers that are trying to break into the market for the first time.

More buyers are contemplating an ARM loan.  It often comes with a lower initial interest rate than that of a comparable fixed-rate mortgage, giving you lower monthly payments, at least for the loan’s fixed-rate period.

Now is a great time to sell your home. Property values continue to rise, making it an ideal moment to list. Many motivated buyers are actively looking for a place to make their own—and your home could be just what they’ve been searching for. With strong interest and serious buyers in the market, this could be the perfect opportunity to make a successful sale.

Overall residential real estate markets are mixed, and reports point to ongoing inventory constraints. Another great reason to consider selling.

Average Sales Price – Residential Real Estate Markets are Mixed
Fairfield and New Haven Counties are about 30 miles apart, a short distance on I-95 and a quick commute to New York and Hartford.

Spring home sales are in the air. The average sales price for single family homes in Fairfield County was just over $1,1M which is an 18% increase from this time last year.  Condo’s average rose 20% from this time last year to $490K.

New Haven Counties average sale price for single family homes jumped over 9% from this time last year to $501K. Their condo market also increased by over 10% from this time last year to just under $323K.

Fairfield County combines vibrant city life, coastal charm, easy access to NYC and local highways. The benefits of this convenient lifestyle typically begin at a base price of approximately $650,000, with prices often exceedingly well over one million dollars.

New Haven County offers a more modest base price point of approximately $390,000 with upswings along the shorelines. Also keeping you connected to local highways, railways, city life, and that irresistible coastal charm.

Yesss It’s Porch Season

Yesss it’s porch season. Create a sentimental social place to relax with old charming vibes. Give your porch new life this season with these creative decor ideas.

Create Statement Seating:
I use mismatched mix matched chairs. Place them around a low table. Wooden milk crates add an old soul charm.  Throw in a mix of wood and rattan chairs. If you have the room, add a porch swing. It has a quiet charm. It invites stillness, slow conversations, and time that forgets itself.

Complement with Textures:
Toss a vintage quilt over your porch swing or chairs. Use jute or patterned outdoor toss rugs. Accessorize your chairs with soft cotton or linen cushions and pillows.

Layer In Ambient Lighting:
There is something soothing about mason jars with lights, solar power would be a bonus.  You can use them on the floor and table.  Use string lighting for your ceilings or rails.  I prefer soft white bulbs, others like twinkling lights. Another great look is lanterns with LED candles or votive candles.

Enhance with Plants:
Hanging baskets with colorful sweet-smelling flowers will attract beautiful butterflies and maybe hummingbirds. Include butterfly plants and hummingbird feeders.   Herbs also add a great fragrance.  You can use little latter shelves, small terracotta pots or a small vertical garden on one side.

Cozy Personal Vibes:
Create inspiration with a stack of old books or magazines.  A chalkboard for inspirational or daily quotes.  Include your favorite music, maybe a music box or radio. Wind chimes add quiet poetry. There’s no rhythm, no pattern, just chance and air, making their sound feel almost like a whisper from the weather.

Our Economy

The CPI (Consumer Price Index) in March rose by 2.4% over the previous 12 months, indicating an overall easing or slowdown in inflation.  However, housing “shelter” costs continue to rise. Shelter costs increased by 4.0% year-over-year, marking the smallest annual rise since November 2021.

Whats this mean for you?

  • If you’re renting, your rent might still rise, but future increases could slow down.
  • If you’re a homeowner, fixed mortgage rates will stay the same, but costs like insurance and maintenance could still rise.
  • If you’re house hunting, price growth may slow, but that depends on your market area.

The upcoming Federal Reserve meeting will take place on May 6-7. It is important to remain connected and well-informed regarding the current state and future direction of the economy.

Inventory & Demand

Both Fairfield and New Haven Counties had a significant jump in inventory for both single family homes and condos for sale. The rise in listings indicates that more homeowners are entering the market, potentially driven by sustained buyer demand and the aim to benefit from current home values.

Despite mortgage rates, the market remains active with properties selling relatively quickly. Mike Fratantoni, MBA’s SVP and chief economist said “Given the jump in rates, more borrowers are opting for the lower initial rates that come with an ARM” read the press release.

Consider selling your home! It’s an opportune time, as current home values are still experiencing an upward trend. Potential buyers are seeking a home to call their own. Their excitement and vision can translate into a great opportunity for you as a home seller. They’re ready, willing and able to buy. Your property could be exactly what they’ve been dreaming of!

March’s market dynamics suggest that the supply of condos might be outpacing demand, leading to a price decline. Conversely, single-family homes are in shorter supply, driving up their prices.  Another reason to consider selling this Spring.

The average sales price for single family homes in Fairfield County was just over $1,1M which is an 18% increase from this time last year.  Condo’s average sale price fell 8.8% from this time last year to $468K.

New Haven Counties average sale price for single family homes jumped over 9% from this time last year to $473K. Their condo market also dipped just about 7% from this time last year to just under $300K.

Fire Safety Is Essential

Fire safety is essential for protecting your home and loved ones from potential disasters. A fire can spread rapidly, leaving little time to react, which is why preparation and prevention are key. From installing and maintaining smoke alarms to creating an escape plan, taking proactive steps can make all the difference in an emergency. Simple habits, like cooking safely, using electrical devices properly, and keeping flammable items away from heat sources, can significantly reduce fire risks. In this blog, we’ll explore practical fire safety tips that can help you stay prepared and minimize the dangers of a fire in your home.

Install Smoke Alarms
Install smoke alarms on every level of your home.
Include inside each sleeping area.
Test smoke alarms monthly and replace batteries at least twice a year.
Vacuum and dust smoke alarms weekly.
Replace smoke alarms every 10 years.

Fire Extinguishers
Fire extinguishers help control small fires by cutting off oxygen, cooling flames, or stopping chemical reactions. They come in different types, many home extinguishers are ABC-rated for multiple fire types. Keep extinguishers accessible, check them regularly, and only use them if the fire is small and you have a clear exit. If in doubt, evacuate and call 911.

Create An Escape Plan
Have at least two ways out of each room.
Make sure doors and windows open easily.
Identify secondary routes outside, like ladders or windows that lead to adjacent rooftops.
If you’re in a multistory building, use the stairs or fire escape, not the elevator.
Designate a safe meeting place outside.

Cook Safely
Always stay in the kitchen while cooking.
Keep flammable items like towels and paper towels away from heat sources.
Use caution when cooking.
Turn pot handles inward to prevent spills and never leave a hot stove unattended.

Keep Matches and Lighters Away From Children
Store them in a locked cabinet or out of reach to prevent accidental fires.

Space Heaters
Give space heaters space and plug directly into an outlet.
Keep at least three feet of space around heaters.
Never use extension cords or power strips.

Use Electricity Safely
Avoid overloading outlets, replace damaged cords, and unplug appliances when not in use.

Smokers
Keep an eye on smokers.
Ensure cigarettes are fully extinguished, use deep ashtrays.
Never smoke in bed.

Sleep With Doors Closed
A closed door can slow the spread of fire and smoke, giving you more time to escape.

Crawl Under Smoke
Smoke rises, so stay low to the ground and crawl to an exit to avoid breathing in toxic fumes.

Stop, Drop and Roll
If your clothes catch fire, remember-Stop, Drop, and Roll!
Stop moving immediately, drop to the ground, cover your face with your hands, and roll back and forth until the flames are out.

Golden Rule

Our Economy

  • The Fed’s Beige Book reported overall economic activity rose slightly since mid-January.
  • Residential real estate markets were mixed, and reports pointed to ongoing inventory constraints.
  • Unemployment applications fell more than expected last week, indicating the labor market remained stable in February.
  • Employment grew slightly and wage growth was moderate, with labor supply and labor demand coming back into balance.
  • Fed’s next meeting is March 18-19, and it is associated with Summary of Economic Projections.

Inventory

  • Both Fairfield and New Haven Counties February’s market had a decline in inventory for single family homes. However, the condo market in both Counties show a significant jump in inventory.
  • With the shortage of inventory still very low, now would be the time to sell your home if you are considering a move.
  • Inventory levels are low, and many homeowners were reluctant to sell due to low mortgage rates from before the pandemic.

 Buyers’ Demand

  • A sharp drop in mortgage rates sparked a surge in loan demand, drawing both homeowners and buyers back into the market after a slow start to the year according to CNBC.
  • Total mortgage application volume jumped 20.4% last week compared with the previous week, according to the Mortgage Bankers Association’s seasonally adjusted index.
  • Buyer’s demand shows minimal change compared to the previous year.

Average Sales Price

  • Average sales prices in Fairfield County for single family homes rose significantly to 31.4% and condo’s average sale prices were up over 12% compared to this time last year.
  • New Haven County average sale price for single family home prices increased over 10% and condo’s over 23% compared to this time last year.
  • Fairfield County combines vibrant city life, coastal charm, and easy access to NYC. All this convenience and lifestyle often come with a starting price tag around $650,000 and trending well over a million dollars.
  • New Haven County offers more bangs for your buck while keeping you connected to I-95, railways, city life, and that irresistible coastal charm.
